Matthew Desmond, Evicted: Poverty and Profit in the American City. The city in question is Milwaukee. The book is that rarity: a book that garners scholarly awards while becoming a NYT bestseller.
JE comments: I should check it out. Desmond, a Princeton sociologist, focuses on the last economic meltdown, the Great Recession of 2008-'09. The same themes are probably applicable to the Covid pandemic.
WAISers may not know this, but Yours Truly is an accidental landlord. When I couldn't sell my Adrian house after 14 months on the market, I rented it to two recent Adrian College graduates. They are the best tenants you could hope for. Fortunately for me, they pay their bills, and in a good month with no repairs needed, I break even. Just want to point out that not all landlords are heartless profiteers.
